Running out of Space in your home, should you extend?

What does it cost to add an extra room? Lots of factors contribute to the cost of adding a room to your home. These include the type of room, size, location, materials, level of finish, the builder and so on.

The smallest room most people would be likely to add would be about nine square metres, while a more typical size would be around 12 square metres. Such a room would make, for most people, a perfectly acceptable extra bedroom. Renovations and extensions normally range from about $1000 to $2500 a square metre, with second-storey additions approximately 30% more.

If you work on a rough rule of thumb of around $2000 per square metre to renovate or extend, assuming a medium level of quality, you'll be pretty close to the mark.

Under this formula, a 12 square metre extra room is likely to average around $24,000, with the final price, depending on site accessibility, inclusions, materials, finishes and so on.

An alternative to all this is you could save all the hard work and costs by buying bunk beds.
